Residential Project Manager - Scottsdale, AZ

Staffmark is currently working with a Real Estate development company that is seeking a Residential Project Manager to join their group. In this role you will be responsible for the following:

Responsibilities

  1. Manage all aspects of the re-construction of homes from design to coordination of schedules, inspections during various construction phases, monitoring permits, and daily oversight of subcontractors

  2. Develop project schedules, plan materials, and purchase orders, ensuring work is within project scope

  3. Responsible for obtaining sub-contractor estimates and bids, performing project buyouts, and managing subcontractors' progress against plan

  4. Schedule pre-construction site visits of all jobs that are under construction

  5. Upload daily log and progress photos in Builder Trend everyday

  6. Oversee all onsite and offsite constructions to monitor compliance with building and safety regulations

  7. Coordinate and direct construction workers and subcontractors

  8. Oversee the construction schedule, budget and ensure project is completed within deadline and budget

  9. Select tools, materials and equipment and track inventory

  10. Meet contractual conditions of performance

  11. Review the work progress on daily basis

  12. Prepare internal and external reports pertaining to job status

  13. Plan to prevent problems and resolve any emerging ones

  14. Negotiate terms of agreements, draft contracts and obtain permits and licenses

  15. Analyze, manage and mitigate risks

  16. Ensure quality construction standards and the use of proper construction techniques

Requirements

  • Proven working experience in Construction Management

  • Advanced knowledge of Construction Management processes, means and methods

  • Expert knowledge of building products, construction details and relevant rules, regulations and quality standards

  • Understanding of all facets of the construction process

  • Familiarity with construction management software packages

  • Ability to plan and see the “big picture”

  • Competent in conflict and crisis management

  • Leadership and human resources management skills

  • Excellent time and project management skills

  • Work with the client from the start of each project to ensure you understand the project scope and vision

  • Oversee the beginning of each turn-key project, including details like permit submission and design evaluations

  • Create the schedule for each project and match talent to the job+

  • Process change orders – diligently vet the costs prior to approval

  • Collaborate with the architect and construction crew to ensure feasibility of each project

  • Conduct meetings on-site with architect, client and construction crew

  • Negotiate with vendors, suppliers and subcontractors

  • Maintain Professional Relationships with Vendors and be respectful

  • Prepare and submit project estimates to clients

Education/Training

  • BS degree in construction management, architecture, engineering or related field

  • Project Manager Certification or other credentials encouraged but not necessarily required

Experience

  • 5 – 7 years of residential construction related experience with a proven track record of successful projects

Skills/Competencies

  • Ability to work in a fast-paced environment under deadline pressure

  • Ability to adapt to processes and deal with ambiguity

  • Clear, effective oral and written communication skills are required, must be careful listener and clear communicator.

  • A highly collaborative team player. Comfortable working across department lines with people at all levels in the organization

  • Must be flexible. Experience working for or with rapidly growing organizations is a plus

  • Ability to think “outside-the -box” and demonstrate creative sourcing strategies

  • Positive & upbeat, can-do attitude!

  • Strong organizational skills are a must!
